Works Description

Torquay Village was an existing shopping complex in need of re-vitalising. Lanskey worked with the Coles Group to deliver a new and vibrant retail space sympathetic to the needs and amenity of the local community. Coles Group commented on Lanskeys ability to add value, “using their significant experience to offer alternatives and solutions which did not compromise the design intent”.

A key mark of differentiation with Lanskey is a policy that ensures mostly local trades are utilised in regional areas. Coles Torquay Village generated work for up to 100 local tradespeople and suppliers. Furthermore, local artists were commissioned to install art to the main public elevation utilising local natural materials to depict the iconic Torquay coastline.

Working within an existing live trading centre, as well as being located within a high density residential area, the project was faced with considerable noise, access and site operational restrictions. Lanskeys were able to work through this challenges through ongoing community consultation, communication and consideration. Coles expressed their “tremendous satisfaction” for the completion of the project. and would “recommend the [Lanskey team] … without hesitation”.

Dear Julian,

I write to express our thanks and tremendous satisfaction at the completion of the Torquay project. The redevelopment of Torquay Central involved the reconfiguration of an existing outlet shopping centre, relocating tenancies, a substation and essential services, to develop a 158 space basement car park, full line Coles Supermarket and Liquorland, and refurbishment what remained of the existing centre.

The project was not without its challenges, with limited space, a trading shopping centre, a vigilant council, and sensitive residential interfaces on three sides.

Lanskey were engaged by Coles Group Property Developments on a 60% Design and Construct basis. They added value through this process, using their significant experience to offer alternatives and solutions which did not compromise the design intent.

It’s rare to have a project where ‘the builder’ is held in high regard by all parties concerned, however everyone, from consultants, to subcontractors, to authorities, to trading tenants and supermarket operators, all complimented the Lanskey team on their courtesy and professionalism.

The Lanskey team showed genuine passion for their work, which is evident in the finished product. The project was also completed on time, despite a number of additional scope items being added – and the team can be commended for doing anything possible to get in with it and make it happen, in time for the grand opening.
